Site 1: A-40
One of Montréal’s Largest and Best Located Redevelopment Opportunities
With direct access to Highway 40, the A-40 Site is an ideal location for a major logistics hub or industrial center. Alternatively, ample clean energy powered by Hydro-Québec, with a redundant power grid, makes the A-40 Site a perfect location for Montréal’s growing data center industry. The A-40 Site represents one of the few properties of scale in the currently land-constrained market on the Island of Montréal.
LOCATION HIGHLIGHTS
Strategically located between Highway 40 and Boulevard Henri-Bourassa Est, the A-40 Site benefits from short distance access to Highway 25 (North-South) and Highway 40 (East-West).
The Property is well buffered from incompatible land uses, including no high-pressure gas lines or residential uses proximate to the Property.
ELECTRICAL POWER
Montréal has affordable, renewable and reliable energy. Hydro-Québec supplies essentially 100% clean, renewable energy through hydropower. Hydro-Québec is widely-recognized as the lowest and most stable utility rate in North America, with a highly reliable, consistent power grid.
SUB-STATION CAPACITY
Hydro-Québec is investing over $500m during the next 4 years in upgrades to their system of 13 sub-stations across the Island. This Site is currently served by the Aqueduc-Saraguay sub-station which has a delivery voltage of 315kV, with the ability to scale. http://www.hydroquebec.com
NATURAL GAS
Currently, the Site does not have an active connection to Énergir’s distribution network, but terminal connections are readily available at the Site. https://www.energir.com
WASTE WATER CAPACITY
The City of Montréal operates 6 modern waste water treatment facilities on the Island. These facilities are part of a recently completed multi-billion dollar update of all waste water treatment plants and the distribution system on the Island. Waste water connections originate from Auto Route 40.
WATER SUPPLY
The Property has access to the municipal water supply system, which has been upgraded in the last 10 years, with increased pumping capacity and redundant systems to ensure reliability. The system currently has a daily capacity of 2,917,000 gallons, with the ability to scale. Municipal water connections originate off of Rue Henri Burassa. https://ville.montreal.qc.ca
